Commercial Snow Plowing That Protects Your Pavement, Too

Plowing is harder on asphalt than most owners realize. Plows that ride on metal blades chew at low spots and joints; over-salting accelerates surface oxidation; pile placement decides where water sits when the melt comes.

Service Details

What this service includes

Every snow plowing project from Maisano Brothers Inc. covers the work that makes the result last.

Plowing on a per-event basis

Our crews are dispatched at predetermined trigger depths so the lot is open when your tenants and customers arrive.

Salting and sanding

We pre-treat before storms and reapply during and after events as conditions require, sized to your property and risk tolerance.

Sidewalk and walkway clearing

Walkways, entries, and ADA paths are cleared on the same dispatch cycle as the lot to keep the property safe to enter.

Pile placement that protects the lot

Piles go where the melt can drain to inlets, not where water will pond and refreeze on customer paths or weaken the base.

Storm logs and event documentation

Every event is logged with time, accumulation, and treatment so you have a record for management and for liability protection.

Our free on-site estimate includes an honest assessment and a clear recommendation — no pressure, no obligation.

Our Process

How we deliver this service

A clear, proven sequence from first call to finished project.

  1. 1

    Site walkthrough

We walk the property in the fall, mark hydrants, drains, and obstacles, and confirm pile placement that protects the asphalt.

  2. 2

    Contract and triggers

We agree on trigger depths, response windows, and salt/sand application rates so expectations are clear before the first storm.

  3. 3

    Pre-storm prep

Crews and equipment are staged based on forecast. Pre-treatment is applied where conditions warrant.

  4. 4

    Event response

Plowing, salting, and sanding are dispatched per the contract. We document every visit.

  5. 5

    Post-event walkthrough

After significant events we walk the property to confirm clear paths, drainage to the catch basins, and any items that need attention.

Quality & Craftsmanship

Materials, equipment, and quality

The standards and details that separate work built to last from work built to look finished.

Asphalt-aware operators

Our plow crews are the same people who pave the lot. Blades stay off the surface, and joints and aprons are treated carefully.

Rubber-edge cutting where appropriate

On surfaces that are sensitive to steel blade contact we use rubber edges to clear without scraping.

Right-sized salt application

Over-salting accelerates pavement oxidation. We apply to your property's risk profile, not by the truckload.

Integrated summer + winter maintenance

Pair plowing with sealcoating, crack sealing, and patching and the lot lasts noticeably longer than under separate vendors.

Common Questions

Frequently asked questions

What is included in a commercial snow plowing contract?

Most contracts include plowing at agreed trigger depths, salting and/or sanding on a defined schedule, sidewalk clearing, and event documentation. Larger properties add pre-treatment and a designated account contact.

When do plow trucks come out?

Dispatch happens at the trigger depth defined in your contract — commonly two or three inches for parking lots. We monitor forecasts and pre-position crews when significant accumulation is expected.

Does plowing damage asphalt over time?

Plowing can damage asphalt when blades scrape the surface, when piles are placed in spots that hold water, or when operators do not know the lot. Our crews plow lots we also pave, so they know where to plow and where to be careful.

Do you also salt and sand?

Yes. We apply salt and sand based on your contract, your property's risk profile, and the conditions during the event. We do not over-apply — over-salting both wastes money and accelerates pavement wear.

Can we bundle snow plowing with summer maintenance?

Yes, and we recommend it. The same crews who plow your lot in winter sealcoat, crack-seal, and patch it in summer. One vendor across the year usually saves money and produces noticeably better pavement.
