Drainage & Grading That Keeps Pavement Working

Standing water is the single biggest enemy of asphalt. Surface water seeps into joints and cracks, base water lifts the pavement with every freeze-thaw cycle, and untreated drainage problems shorten a lot's life by years.

Quick Answer

Drainage and grading work moves water off of pavement and out of the base before it causes damage. Maisano Brothers Inc. installs catch basins, trench drains, and regrading on existing lots and on every new paving project so water never pools, runs into buildings, or sits where it can weaken the base.

Service Details

What this service includes

Every drainage & grading project from Maisano Brothers Inc. covers the work that makes the result last.

Drainage assessment

We walk the site during or after rain when possible, identify ponding, swelling, and base-pump locations, and map the existing flow.

Catch basin installation

We set new catch basins, replace failing ones, and tie them into existing storm systems with proper pitch and inlet protection.

Trench and area drains

Where surface water has nowhere to go, we install trench drains and area drains sized for the actual contributing surface.

Surface regrading

On existing lots we mill and re-pave the affected area to create proper slope, often without rebuilding the entire lot.

New-project drainage design

On every new driveway and parking lot we plan finished grades, transitions, and outlets so water has somewhere to go from day one.

Is This Right For You?

When this service makes sense

  • You have visible ponding or wet spots after every rain.
  • A section of the lot is heaving in winter or breaking apart faster than the rest.
  • Water flows toward a building, garage, or basement entry instead of away.
  • An existing catch basin has settled, cracked, or stopped capturing water.
  • You are repaving and want to fix drainage at the same time so the new surface lasts.

Not sure what you need?

Our free on-site estimate includes an honest assessment and a clear recommendation — no pressure, no obligation.

Our Process

How we deliver this service

A clear, proven sequence from first call to finished project.

  1. 1

    Free on-site assessment

We walk the site, ideally after a rain event, and identify where water collects, where it should go, and what is failing.

  2. 2

    Design and scope

We propose the smallest fix that solves the problem — sometimes a single catch basin, sometimes a full regrade and overlay.

  3. 3

    Permits and utility marking

We coordinate Call Before You Dig and any required local permits before excavation starts.

  4. 4

    Install and tie in

We excavate, install structures and pipe, and tie into the existing storm system with proper bedding and pitch.

  5. 5

    Restore and confirm flow

We restore the asphalt or concrete surface, then verify flow with water during commissioning.

Quality & Craftsmanship

Materials, equipment, and quality

The standards and details that separate work built to last from work built to look finished.

Proper pitch on every project

Asphalt pitch under 1.5% tends to pond on settling. We design and build for sustained flow, not the bare minimum.

Sized for the contributing area

A drain only works if it can handle the water that arrives. We size pipe, inlet, and basin to the actual contributing surface area.

Properly bedded and backfilled

Pipe and structures are bedded in stone and backfilled in lifts so settling does not undo the work in three years.

Tied into a real outlet

A drain that connects to a storm system or daylight outlet works. A drain that ends in nowhere fills with sediment and fails.

Common Questions

Frequently asked questions

Why does my parking lot pond after every rain?

The most common causes are insufficient surface slope from the original construction, a failed or undersized catch basin, or base settling that has created a low spot. We diagnose which during the on-site assessment.

Can drainage be fixed without repaving the whole lot?

Often yes. Targeted regrading of the affected area, a new catch basin, or a trench drain can solve specific drainage problems without rebuilding the whole surface. We recommend the smallest scope that actually fixes the issue.

What is a catch basin and when do we need one?

A catch basin is a below-grade structure that captures surface water and routes it into a storm sewer or outfall. They are required wherever surface water collects and cannot drain off naturally — typically at low points in parking lots, near building entries, and at the bottom of sloped driveways.

How is drainage planned on a new paving project?

We design finished grades to move water away from buildings, toward outlets, and at a pitch that resists ponding. Where natural drainage is not enough, we plan catch basins, trench drains, and outlets as part of the original construction.

What is the difference between a French drain and a trench drain?

A French drain is a perforated pipe in a stone trench that collects subsurface water — useful for groundwater near foundations. A trench drain is a surface inlet across a low line in pavement that captures sheet flow — useful where water needs to be picked up off the surface in one place.
