Parking Lot Striping Best Practices

Standard parking stalls in Connecticut commercial lots typically range from 9×18 to 10×20 depending on use. Retail and grocery lots tend toward the larger end because customers are loading bags and child seats; office lots can be tighter because vehicles sit unmoved for the day. Truck and delivery lanes need to be sized for the largest expected vehicle, not the average one — undersized loading lanes turn into curb damage and torn striping within a season.

A good line striping crew will walk the lot before laying out the first stall and check sight lines, fire-lane requirements, and the swing radius for delivery vehicles. Layout decisions made before paint hits the asphalt are the most expensive part of the project to change later.

Traffic-grade waterborne paint is the most common choice for commercial lots — fast dry, low VOC, and good color life when applied to a properly prepared surface. Oil-based paint lasts longer per coat but takes more time to cure and is harder to apply in cool or humid weather.

Thermoplastic is a different category entirely. It is applied molten and bonds chemically to the asphalt, lasting 5 to 7 years instead of 2 to 3. Thermoplastic costs significantly more up front and is overkill for most parking stalls, but it is the right call for crosswalks, fire lanes, and any line that has to survive heavy traffic without fading.

Federal ADA standards require accessible parking spaces and routes for any lot serving the public. The required count scales with total stalls (1 accessible per 25 stalls for small lots, dropping to 1 per 100 for very large lots), and each accessible space needs a properly sized adjacent access aisle. Van-accessible spaces require either a 96-inch-wide access aisle or a 132-inch-wide stall.

A typical waterborne paint job on a commercial lot looks good for about two years before fade and traffic wear make a restripe worthwhile. High-traffic retail, fast food, and grocery lots often need annual touch-up. Office lots and condominium complexes can stretch to three years. A restripe scheduled alongside a sealcoat costs less than two separate visits and looks much sharper because the new paint goes on top of a uniform black background.
