Parking lot reconfiguration is a layout change to an existing lot — switching from angled to 90-degree parking, reversing one-way directions, increasing stall count, adding accessible stalls, or moving the access aisles. It's striping work plus marking removal plus signage updates, planned and installed as a single coordinated project.

What this service includes
Every project from Maisano Brothers Inc. covers the work that makes the result last.
Reconfiguration plan
We walk the lot with you, understand the operational change, and develop a layout plan with stall counts, drive aisles, accessible spaces, and traffic flow.
Marking removal
Existing stripes, arrows, and symbols that conflict with the new layout are removed by grinding or water-blasting so they don't ghost through the new paint.
New layout striping
Stalls, drive aisles, arrows, stop bars, accessible stalls and access aisles, fire lanes, and any custom markings are installed per the new plan.
Accessible-parking compliance
Accessible stall count is recalculated against the lot total and installed per current ADA, including signage and access aisles.
Signage updates
Directional, stop, yield, accessible, and reserved signs are added, moved, or replaced to match the new layout.
Wheel stop and bollard relocation
Wheel stops and bollards are moved or added where the new layout calls for them.
When this service makes sense
- Traffic flow in the lot no longer matches building entrances or operations.
- You need more stalls and angled-vs-90-degree parking would unlock capacity.
- ADA-accessible stall count or placement is wrong for current standards.
- A new tenant or use type changed how the lot has to work.
- You want a packaged reconfiguration project instead of a series of small striping touch-ups.

Materials, equipment, and quality
The standards and details that separate work built to last from work built to look finished.
Old markings removed, not painted over
Painting over an old stripe leaves a ghost line that confuses drivers. We grind or water-blast removed markings so the new layout reads cleanly.
Accessible count to current standard
Accessible stall counts have changed over the years. We recalculate against the current standard and the new total stall count, not the original lot's count.
Layout planned for the trucks that actually use the lot
Drive aisles have to fit delivery trucks, fire trucks, and trash trucks — not just cars. We size aisles for the worst-case vehicle the lot has to take.

View projectFrequently asked questions
Can you reconfigure my lot without repaving?
Yes — that is exactly the point of a reconfiguration project. We work on top of the existing pavement, removing old markings and installing the new layout. Repaving is only needed if the pavement itself is failing.
How do you remove the old stripes so they don't ghost?
We grind or water-blast existing markings down to the asphalt surface. Painting over old stripes leaves a visible outline; removal eliminates it.
Do I need a permit to reconfigure my lot?
Most reconfigurations within an existing paved area don't trigger site-plan review, but accessibility-related changes may require updated drawings on file with the building department. We can advise based on your town.
How long does a reconfiguration project take?
A typical commercial reconfiguration runs two to five days from marking removal through new striping and signage, depending on lot size and complexity.

ADA upgrade work brings a commercial parking lot in line with current accessible-design standards: ramps with proper slope and detectable warning panels, accessible stalls and access aisles at the correct count and width, smooth accessible routes from the parking area to the building entrance, and compliant signage. Most older lots are out of compliance and most newer lots have at least one detail that drifted over time.

Pavement markings cover everything that isn't a stall: crosswalks, stop bars, lane arrows, school-zone markings, fire lanes, custom directional symbols, and accessible-route markings. The right markings install in thermoplastic or high-build traffic paint depending on traffic volume, surface, and budget — and the right markings keep pedestrians and drivers in their lanes.
