What is the difference between crack sealing and crack filling?

Crack sealing uses hot-pour rubberized sealant designed to flex with the pavement through freeze-thaw cycles. Crack filling typically uses lower-grade cold-pour material and is shorter-lived. For Connecticut climate we use hot-pour sealing.

How often should we crack-seal a commercial parking lot?

Most properties benefit from annual or two-year crack-sealing cycles, scheduled in spring or fall when temperatures are moderate. The right interval depends on age, condition, and traffic — we recommend a frequency during the assessment.

Can a crack-sealed lot still be sealcoated?

Yes — crack sealing is the recommended preparation before sealcoating. The sealant fills the structural opening and the sealcoat protects the surface, and together they give the longest extension on the existing pavement.

How long does crack sealant last?

Properly applied hot-pour sealant typically lasts 3 to 7 years before the original crack reopens enough to need re-sealing. Newer cracks elsewhere on the surface are sealed as part of the regular maintenance cycle.

When is crack sealing not the right answer?

When the base under the crack has failed, when alligator cracking covers wide areas, or when cracks are wider than about 1.5 inches, we recommend patch repair or replacement instead. We tell you honestly when sealing would be a waste.
