Asphalt Sealcoating Steps

The asphalt surface must be thoroughly cleaned to remove all dirt, debris, and loose materials. This can be done using brooms, blowers, and power washers. For heavily soiled areas, a degreaser or detergent may be used.

All cracks, potholes, and other damage should be repaired before sealcoating. Cracks are filled with a rubberized crack filler, and potholes are patched with asphalt repair material. This step ensures a smooth and even surface for the sealcoat.

Any oil spots on the asphalt surface are treated with a primer to prevent the sealcoat from peeling away from these areas. The primer helps the sealcoat adhere properly to the asphalt.

The sealcoat mixture, typically composed of asphalt emulsion, water, mineral fillers, and other additives, is prepared according to the manufacturer’s specifications. The mixture is constantly stirred to maintain consistency.

After the sealcoat is applied, it needs time to dry and cure. The drying time can vary depending on the weather conditions, such as temperature and humidity. Typically, it takes 24 to 48 hours for the sealcoat to cure fully.

Once the sealcoat has cured, any necessary striping and pavement markings are applied. This step is common for parking lots and roadways, where lanes and parking spaces need to be clearly marked.
